A legal 'fill-in-the-blanks' form for an auction sale of property. In this case, "A valuable Copyhold and Tithe Free estate adjoining on Cockersbeck at the West End of the Village of Cockerton within one mile of Darlington containing 16 acres or thereabouts of most excellent arable meadow and pasture ground, divided into six convenient enclosures within a ring fence and now in the occupation of William Walton." This to be held by Mr Benson at the Sun Inn, Darlington on 3rd March 1828. This was a timed auction in the old fashioned sense: "That the highest bidder (after three minutes bay a glass shall have elapsed from the tie of his bidding, without a further sum being bid,) shall be the purchaser." A system which could inevitably be long and drawn out.
